Master Plan for the Review of Unsustainable Landscapes of the Costa de Girona, definitively approved by the CTU of Girona on 28/01/2021 and published in the DOGC on 15/02/2021.

In accordance with the urban planning regulations and the current POUM published in the DOGC, the basic development conditions are primarily expressed in the following parameters:

Net buildable density: 0.50 m²st/m²s. The buildable density is reduced according to the slope of the plots, in accordance with article 307 of the Urban Planning Regulations, applying the following reduction factors:
From 25% to 50%: 0.70
From 50% to 75%: 0.50
More than 75%: 0.30
Maximum occupancy: 40% (including ancillary constructions)
Setback from boundaries: 3.00 ml.
Maximum number of floors: ground floor + 1 floor
Maximum regulatory height: 7.00 m.
Minimum plot size: 400 m².
Minimum boundary: 12.00 m.
Minimum inscribable diameter: 10.00 m. In any case and for all subzones, a circle of 6 m minimum diameter must be inscribable at any point on the plot.
Housing density: 1 house per plot
Parking
In accordance with articles 328 to 335 of the Urban Planning Regulations. For residential use, the minimum provision is as follows: 1 parking space for each built house with an area equal to or less than 150 m², and 2 parking spaces for each house built above this threshold.
Open spaces for construction
The use of undeveloped spaces will be predominantly for gardens, with trees and permeable pavements. The regulations of the Master Plan for the Review of Unsustainable Lands of the Costa de Girona apply.
